About Housing Society

Maharani Bagh Co-operative House Building & Welfare Society Limited (Society) is a body registered under Registrar of Cooperative Society and is under its supervision and control. 

It is like a corporate body subject to regulations and compliances. 

It was established in 1958 when all the land holders pooled in their land in the Society for development of habitable plots under the regulation and supervision of DDA and other regulatory bodies such as MCD.

UpKeep aNd Maintenance Of Central Park

It is evident that the upkeep and maintenance of the Central Park needs large expenditure on manpower and the gardening requirements.  Additionally, the flooding which happens in monsoon due to backflow of the nallah results in huge damage, for which additional expenditure must be incurred.  Continuously refurbishing the walking path and standing plants which get destroyed require lot of funds

A project was undertaken to provide and refurbish the facilities to enable the residents to enjoy physical activity.  It was decided that skating rink, badminton court, yoga area and play ground facilities for children in terms of slides, swings etc. be provided.

Legal Charges

During the year House Tax Authorities raised a claim of Rupees_1.52crores on the Society for payment of house tax including back taxes and passed an order to seal the property.

Society has been regular in the payment of its taxes and therefore this demand was a shock.  Society had no choice but to go to a lawyer to file a writ petition resulting in unnecessary expenditure.  Society was able to get the order of house tax quashed.

Cooperation with Rwa

Steps have been taken to work together with RWA for the benefit of the residents.  MBCC halls have been made available to RWA from time to time free of any charges, to enable them to hold meetings.  Society has contributed Rs.8,39,122/- towards the CCTV project.  Besides this Society had also funded certain other capital projects in the colony over the years.

Administration

Society must have a proper administrative set up to be able to look after the MBCC premises, maintenance of Central Park, follow up with the government authorities such as sanitation, coordination with Municipal Corporation of Delhi, coordination with the Electricity department and the Delhi Jal Board to ensure continuous supply of electricity and water.  Administrative staff are also needed for maintaining the member’s records along with the plot details, coordinating in the preparation of financial records, dealing with Registrar of Co-operative Societies, House tax authorities, getting the accounts audited, holding Committee Meeting, Annual General Meeting of the Society, managing the programs and bookings for the use of the MBCC premises from time to time.
